We are also writing an HVAC “Spring Cleaning” blog series to explain each checklist in more detail. This first post in the series is an HVAC cleaning overview. The remaining two posts in the series will explain how to properly clean your cooling system’s chiller tubesair conditioner coils and cooling towers. In these future posts, we’ll discuss the importance of cleaning specific parts of your cooling system and specifically reference these checklists that address the procedures and what tools/products you’ll need to get the job done right.

For now, here’s the overview . . .

The Occupational Safety & Health Administration (OSHA) recommends cleaning and disinfecting cooling systems quarterly or at a minimum of twice a year if the unit is not used year-round.

Cleanings should occur at the beginning of the cooling season and again after the system is shut down in the fall. Additionally, systems out of service for any length of time need to be cleaned as they can still harbor dirt and bacterial buildup.

Cooling systems account for a substantial majority of the operating costs in commercial facilities. Heat transfer in a cooling system is hindered when it becomes packed with algae, mud, sludge, scale, or other contaminants. A build-up in a cooling system reduces airflow and is a cause of compressor failure and indoor air pollution.

Keeping the system clean ensures efficient operation, helps you save money and energy, and extends the life of the system. A dirty system can pose a health hazard. Legionella bacteria can grow under layers of slime and scale. Disinfecting the system stops bacterial growth. Using a mold inhibitor after cleaning prevents bacterial, fungal, mildew, and mold growth.

  • Thats good things to do before summer heat began. As per my knowledge or you say my habit to always keep my gadget or any things maintained.
    I am very punctual in my HVAC System especially Air Conditioning, I regular keep clean air filer of my AC. At least this may help to decrease my equipment’s impact on the environment, with less energy waste and help to keep lower my energy bills, thanks to equipment that runs at peak efficiency.
    And I am looking forward for your next post.

  • Many of these cleaners should be used carefully and by a fully trained Hvac technicians. Spring cleaning is a very important job to done and should be done correctly.
